Private/Bridge Loans
Private money* or Hard Money* financing can be a bit on the high side but it’s quick, easy with minimal documentation. Private Money works well in situations where timing is a critical issue and a loan needs to be closed within days, however, it sometimes is the only choice.
A bridge loan is defined as a short-term real estate loan that gives the property owner time to complete some task - such as improving the property, finding a new tenant and/or selling the property.
The typical commercial property bridge loan has a term of six months to three years.
SBA/USDA-B&I
Not all SBA lenders are the same. The SBA helps small business owners remain the engine of the United States by offering higher LTVs and lower DSCRs than most conventional loan products. These programs are operated through private-sector lenders that provide loans which are, in turn, guaranteed by the SBA. This is one of our specialties and we get a lot of turn downs and turn them into approved deals.
Conventional
IThese are mortgages that are usually provided by a bank, credit union, savings institution, or other traditional financial institution and are secured by a first lien position on the subject properties being financed. These loans are typically best suited for inexperienced borrowers, small loan balances, specialty properties, or any other structure that may require a personal guaranty.
Alternative Loans (ALT-A)

CMBS Loans
Also known as Conduit Loan, is a type of commercial real estate loan that is secured by a first-position mortgage on a commercial property. These loans are packaged and sold by Conduit Lenders, commercial banks, investment banks, or syndicates of banks. A CMBS Loan has a fixed interest rate (which may or may not include an interest-only period) and is typically amortized over 25-30 years, with a balloon payment due at the end of the term. Because of the more flexible underwriting guidelines, CMBS Loans allow CRE investors that cannot usually meet stringent conventional liquidity and net worth guidelines to be able to invest in commercial real estate.
Stated Income Loans
Stated Income Commercial real estate loans are an alternative to a traditional commercial loan for borrowers who are looking to buy or refinance commercial property. A stated income commercial loan is generally more concerned with the piece of real estate rather than the borrower’s credit history. The property income value must be capable of servicing the mortgage, taxes, and insurance for a state income commercial loan to be approved. Some advantages to a stated income loan are quick approval and fewer documents involved to qualify.

In our dealings with commercial properties and commercial real estate agents, we observed that it was becoming more and more difficult for them to obtain financing for their deals. That banks were only lending to their pristine clients if they would lend at all, and that most of the deals they said they would do ultimately, they found a reason not to consummate the transaction. A lot of sellers were upside down in their properties and needed some relief, but the banks could not or would not help. Due to the onerous regulations and the uncertainty in the marketplace, it would be better to get the properties off their books and increase their reserves.
We saw the problem and found the solution. We did our research and interviewed hundreds of lenders and have assembled over 1000 capital sources that will lend on anything from franchises to factories, from hard money to hedge funds.
We also realized that although we are knowledgeable, we could not be an expert in every type of financing available, so we did the next best thing, affiliating funding sources that are absolute experts in their products.
Our hard money or bridge lenders do not do SBA loans and our SBA lenders do not do hard money bridge loans. They stay with what they know. That way of assuring the client that once they commit to the deal, they will close it. We know it sounds simple, and it is, it's just not easy, and in addition, each deal has its own DNA (no two are alike) and each lender has their own set of criteria (again no two are alike). That is the value that we bring to the table. In addition, we usually can get your clients better terms and rates, and, in some incidents, we can close within 15 days. We will analyze the deal, identify the correct funding source, get a letter of engagement or interest, collect all the pertinent information, get a commitment, and close the deal.
